Edgewater residential apartments benefit from R&BS’s experience
The problem
Edgewater’s property manager approached R&BS to update the style of their balustrading, along with identifying and addressing any existing concrete cancer problems.
R&BS’s initial inspection identified signs of concrete cancer, some of which were affecting the building’s structural elements. This problem had potentially been exacerbated by the deterioration of the balustrading fixing points.
In some places where the concrete spalling was more advanced, there was potential for concrete to fall away from the slab edges, creating a serious safety hazard for both residents and visitors to the building.
The solution
R&BS gauged the extent of the building’s concrete cancer, and made appropriate recommendations in a proposal. Stanchion fixing plates – often a major cause of concrete cancer – were removed.
All other noted areas of concrete cancer were fully excavated and rectified accordingly. R&BS worked in conjunction with balustrade partners Xpert Metal Group, who managed the design, fabrication, and installation of new balustrades.
The outcome
Edgewater’s body corporate committee and property manager commented on how professional and communicative R&BS’s onsite team were, throughout the entire process.
Works were managed to ensure residents experienced minimal disruption, including the installation of a safety mesh system that allowed ventilation through balcony doors during the work. The entire project was completed in 6 months.
